Before diving in, it's essential to be organized as you plan. Have one notebook or binder where you keep all your home thoughts and notes will help you stay sane throughout the process. The things you jot down now may change as you think longer on them, but referring back to your notes will be super helpful!



Consider Your Lifestyle and Needs


The first step in choosing a floor plan is to consider your lifestyle and needs. 


Write down all the basics...


How many bedrooms and bathrooms do you require?

Do you need a home office or gym?

Will you require an entry way or a mudroom off the garage?

How accessible does the laundry need to be?

Do you need a dining room or prefer an eat-in kitchen?

Are you an entertainer who loves hosting large parties?

Are you a homebody who values coziness and privacy? 🙋🏼‍♀️


Ask yourself how you will use each space in your home and what features are essential to your lifestyle. I recommend using a separate page in your notebook for each room so you can come back with additional notes as they pop into your head.


Consider factors like accessibility, storage space, and natural lighting when designing your custom home.



Flow and Layout


Flow and layout are crucial components of any successful floor plan. We all know this because at some point in our lives we have probably lived in a home that had an absolutely horrible layout! (My kitchen pre-reno. lol)


How do the rooms connect to one another?

Is there a logical traffic pattern for your family and guests?

Do the spaces feel open and inviting, or cramped and confining? 


A well-designed floor plan should create a cohesive and functional space that facilitates movement and enhances the living experience. Consider the traffic flow between the kitchen, dining, and living areas, as well as the placement of bedrooms and bathrooms for optimal privacy and convenience.



Future Needs


A luxury custom home is an investment in your future, which means it's important to consider your long-term needs when designing your floor plan. 


For example, if you plan to age in place, you may want to include features like a first-floor master suite or no-step entrances. 


If you're planning to expand your family, you may need to consider additional bedrooms or recreation rooms.


Future-proofing your home ensures that it will adapt to your evolving lifestyle needs and continue to meet your expectations for years to come.

While I won’t go into detail about how to choose the right builder (future blog post potential there!), I do always recommend getting a design vision board together before interviewing home builders. 


Why?


Take a kitchen design for example. It's only one room in the home, and yet there are about a million elements and decisions that go into a kitchen. While you don’t need everything designed prior to even getting a bid from a builder, understanding what level of finishes you want in your home and communicating that to your builder is crucial. 


Building a custom home takes time, and you want to make sure to work with a builder (and designer 😉) who understands your vision and can bring it to life!
